.- offer water or a snack (doubt it has much help but it doesn't hurt)- ask about their profession, stroke their ego a little by asking questions non stop and helping.

Also ask your PM company to leave out coffee, snacks, and tea for guests. 

@Joseph Goode Typically something like: wake up, stretch, make coffee, sit by the pool, check your bank account, nap, eat a snack, more pool time, dinner, sleep... 

Currently, TREIA North subgroup meets at Tribeca Tavern, TREIA South and TREIA West subgroups at (different) Golden Corrals, and the main meeting is at the Hilton (snacks provided).

But for those that are these programs I'd imagine get the food prepared and put in the oven and within the first few attempts yield some tasty/lucrative results.

It didn't suck and they give you a little snack pack to go with your coffee.  

It's usually $10 to attend and that pays for snacks that we order at the restaurant to get the room for free. 

Offer a little bit of extras - like bottled water and single-serve portable snacks such as granola bars, and watch your rental fill up.Or, if it doesn't work out, you can always rent it out as a long term deal.
