I know it's an old thread, but was Enhanced the newest name of Easy Street?

When I was evaluating this purchase there was a duplex across the street for sale (about $600k).

There are probably 10 experts here on BP that work different states with different rules and procedures, I think every one of them agree that you want to see every property you bid on in PERSON, not on google street view, not on sat view, not on some website. 

take Oakland and Oakland Schools  Piedmont Borders Oakland if you cross one street into Piedmont with Piedmont schools the values literally DOUBLE for the exact same house.  

You might know of the vacant house down the street and be saavy enough to do the research and hunt down the owner and sweet talk yourself into a deal.   

No formula can be accurate across the board because even “cookie cutter” properties next store to each other differ as to view, location to the street, topography of the land, lot size, physical condition of the property, past remodeling, quality of the mechanical systems, sunlight, utility bills, past use, etc.  

I think tiny homes are constrained by the dimensional requirements to be street legal without a state trooper escort.

When it comes to multifamily, the financing options really differentiate based on these general three unit count buckets:2-45-1011+ One is 7, the other is 5, they are adjacent on the same street so 12 units total.

These areas are very street-by-street and property-by-property.

Therefore, I was looking at the area east of high street directly across from OSU, the university village area north of campus.
