I'm looking to build a Casita/poolhouse for use as a short term rental in Summerlin.

I would never do sub to for the purpose of holding long term rentals  ( at least personally) .

I am not necessarily that new in the Real Estate industry because I have a place in Tulum Mexico, Condo as a short term rental. 

If its general information, Bigger Pockets has a ton of info that you can learn at your own speed, just type "STR" or "Short Term Rental" in the search bar and a bunch of info will show up. 

In making this post here on BP, I wanted to humbly come to the forum however and start from scratch in terms of idea generation as to any and all avenues to pursue in getting the word out there so as to not miss any options.

My wife briefly help a friend manage their monthly short term rental in San Francisco while they were traveling and have a few friends that do it.Monthly rentals seem to book pretty well, but not at a significant premium to long term term rentals. 

The only issue with seller finance and resale is if they don't want to receive a payoff in short order, then they should include a pre-payment penalty. 

Im self employed, roughly make $130k gross anually, 1099 NEC , no debt at all, 740 credit score.  Want to get a loan for $250k in AZ

;(- if as-is value is less then the balance on the mortgage + arears OOOPS you need to have the owner work with the bank, you as the investor buyer AND a short sales expert often an agent work the tedious and usually failing short sale process.
