I send direct mail (postcards and yellow letters), I network with wholesalers and other investors at REIA club meetings and I scour the MLS daily.

I am always on the lookout because I actively invest/flip myself, and devote a couple hours a day to scouring the market for potential deals because I know I can sell it to someone if the numbers work.

My suggestion is this: Link in with a good real estate agent in the area, who has the ability to scour the MLS for you, while also keeping their ear to the ground with potential for off-market deals.

Investors scour the MLS for deals daily so you will have all interested parties fighting over it if your price it right and they can make a buck on the rehab.

I'm scouring the internet, youtube, talking to friends but I figured I'd throw up a post too and see if anyone would be willing to walk a young hustler first timer through the process.Ideas I've lightly thought about, but I'm not sure if these are possible/legal:-Take traditional mortgage for 90k, do a personal note for the remainder -Take full personal secured note for the purchase price, and pay the 90k mortgage myself-Pay off her mortgage, take ownership, then put a bank mortgage on it and pull my cash back out, and then write a note for the remainderThanks BP!
