I believe the concepts in Brandon's book are still applicable in today's market, though those quadplex deals are likely harder to find.I'd love to send you a copy of our newer version of this book called Real Estate Rookie, written by Ashley Kehr in 2023.

It's not uncommon to hear horror stories about getting into underwriting and losing your deal a week before closing because of incompetence or error.

You could read 100 books and still need to learn more because certain things must be learned through trial and error.

This lead me to finding the bigger pockets podcast on YouTube a few months ago, and then eventually to the real estate rookie podcast.

And I maintain that IRS Publications are not an authority for anything and contain multiple errors.

I don’t see things looking good for BiggerPockets maybe the rookie edition but the original BiggerPockets I just can’t see it moving forward in a positive light.

Only trial and error can be the deciding factor – perhaps.

I do this just because through trial an error the more SMS I see that was sent to someone and they reply no/stop/not interested I don't think more SMS will catch them in a time of need and will say yes.   

This just isn't quick and it is error prone.
