Though I would caution you on hard money lending until you understand the industry a bit better, that can be very rewarding but you have to be able to do your due diligence on deals because you're turning over your hard-earned money to an individuals project, often a flip. 

And I have to assume the MF are their existing MF that needed cap calls ???

For southern states, you might want to look at smaller markets in Alabama, Mississippi, or parts of Tennessee and Arkansas where properties are still affordable and cash flow potential exists.

Those deals still exist, I see them every day. 

Memberships exist to lock you in and are not normally in your interest.Most club organizers don't do this for the few dollars they might make at a meeting.
