I welcome my tenants with a Walmart bag full of goodies on the counter to greet them usually consisting of ; a pack of Newport’s ,a bottle of mad dog ,some mouse traps ,flea and roach spray also a book entitled “how to pay your rent on time “

There was some leaking in the basement when it rained (literally every property I have purchased has had this issue because most landlords had slumlord PMs working for them) and I fixed that issue on my own using mortar (it costs under $2.50 a bag at Lowes).

The downside is they might try to retrade you later if they subsequently realize that they gave up too much, or might not even be able to perform on the acquisition, leaving you holding an empty bag

I'm going to be dropping the hammer on some guests who stayed over Christmas, were SUPER PICKY about everything and had me scrambling on Christmas Day to find pots and pans that didn't have superficial scratches on them... and then left the place a total mess, didn't follow any of my check-out instructions, my housekeepers picked up an entire garbage bag worth of trash - and it was just two people!
