The whole home needs to be re-insulated and then redesigned for a more attractive exterior look and a better flowing interior which will suit AIR B&B customers well.

The layout is such that on paper I could redesign the bonus room, the downstairs bathroom and part of the 3 car garage into a small apartment/studio with all amenities inside my house.Any suggestions on how I could dig more into this? 

We redesigned the lighting required using LED's.  

When I went to school at IUB, there was a stretch of a street on either side that was everything but demolished on either side. 1 owner for all of it (and this may have been a possible city project) but a LOT of houses were redone and redesigned in similar fashion of each other and I know the values went up (worst block in an area of better blocks).

In my time as an Realtor and Investor I have been very blessed and look to find ways in which I can PAY IT FORWARD.My latest idea that I am trying to put into fruition is using staging furniture that has been donated by my local Habitat Restore, coordinating with a local artist to redo and style, then stage my home with these redesigned pieces of art.It's a win-win-winHabitat gets money from me buying it, the artist gets paid to restore it, then when there is a price tag put on it in my home, boasting the artist and the funds going BACK to habitat should a buyer purchase the property, both the artist and habitat gets paid again.

This project is essentially a complete gut that will include addition of roughly 700 SQF, new roof, siding, landscaping, privacy fence, hardwood flooring installation, interior re-design into an open concept floor plan, upgraded kitchen with granite counters, new cabinets, stainless steel appliances, etc.

After talking to our pool guy, losing the 5 feet in the backyard will required a major redesign of the backyard and would work best if we could get an automatic pool cover (wont go into the reasons but I agree with him)The builder originally offered us 10K as a good faith gesture (original purchase price was ~$750K) or would fully refund our purchase.

I am working on a re-design of the Real Estate website, but it is going to be more along the lines of the "Diary of a Gladiator" concept from last year.Thank you again for the warm welcome back, and I am looking forward to many great conversations to come!!!!

It really needs everything including some heavy duty framing and a completely redesigned roof, but that comes with these kind of deals.
