I would ask for preliminary estimate before ordering anything, and make sure your rate is locked.

Thus, when the contractor comes asking for more funds FOR ANY & ALL REASONS THEY WILL PURPORT your bank will tell them they must 1st have all work done so far investigated by their own Construction Investigators and then proceed to determine how much and when any extra funds will be disbursed.

I have always been interested in self storage (no toilets, low turnover) but never investigated it fully.

Currently working through some (very) preliminary due diligence with the goal of creating a template for 150 & 250 unit climate control buildouts in order to dial in an acreage size to focus in on for land acquisition, and to try and determine the most cost effective & scalable footprint to build as a "test" that can be scaled. 

1) Use a solid title company that won't insure everything 2) Buy only from legit and solid wholesalers / agents 3) If you can find out if the real seller still lives in the home that is helpful  -  get the story and try to do a little investigation yourself 4) Make sure the seller has a real and recent water bill - We can help you with that also so you don't get stuck with $2000 or more after closingI hope this helps you all because it is an amazing city to invest in.
