Hi BP nation,I am looking for help for friends that are moving from Ft Wayne to Lexington KY next month.He is a youth pastor on a limited budget.I was hoping to connect them with an investor in the Lexington market that could help them find a rental or possibly buy a flip house directly from an investor.I am not looking for any type of compensation for me.

I rarely have applicants that inform me up front of any past or recent financial difficulties.

Do NOT forget to state/prove how many "rehabs" you've done successfully in the past or at least how many building projects you've done successfully from the ground up.

I bought my original list about 2 years ago and every 6 months I re-run my list with the same criteria ( 18mth in the past or longer of last market sales date, 60%-100% equity, SFR, etc.) to catch any new leads that now fit my criteria during the six months when I last ran it.

Again, I don't care who applies, only who I approve, so please stop making that goofy argument controlling who applies.You're desire to argue specific circumstances that can get past or miss common screening practices, but, really ends up being a very, very, very, small percentage of applicants.

What are some of your best projects, past or present?

Was hoping to see if anyone had any positive past or current experiences with a property manager they would like to share? 

I have been looking on the west side for a place to rent for a pastor who is relocating here and have had no luck.

Hit up the local churches and talk to the pastors and preachers. they will give your leads to people who have the money and will pay on time. still, Your going to have to be on top of the property constantly. 

With that scenario, that means, I must rent the place not resell it until their option period is past, or I can buy them out of the option, which then allows me to then resell the home on a lease and option again.What happens when my contract period is up, I pay off the seller.
