It can be a good reason like family or very good friend, just so it’s not out of the blue.

I look for lifers to rent out my SFRs in blue collar neighborhoods.

We have a property in prospect heights and ocean hill.

I would never do it in a Blue state that has strong tenant laws...

Over the last 3 months we’ve spent $70k in rehab work. 1 property flooded, big storm across from the ocean we gutted it and it’s under construction 1 property had a lead incident, tenants ended up buying a house and we’re abating the unit. 

I'm also a newbie and not confident in evaluating projects and borrowers, so would prefer to partner and diversify.I'm looking at debt funds at crowd funders like Fundrise, as well as business development (BDC) ETFs like Ares, Blue Owl, Golub.

I tried it a few years ago and thought it had potential, but it wasn't quite mature enough to handle my needs so I went back to Quickbooks.But earlier this year, they hit me with a very tempting offer: 5.06% interest on any cash I held in their cash management accounts, operated through Blue Ridge National Bank and FDIC insured, as long as I paid them $192/year for the pro version.

I am more of a big picture blue sky guy..
