People can make money and be successful and avoid morally questionable business practices.

Great story, and a moral to boot! 

The moral of the story is it not anywhere close to being simple eviction across the board.

They talked to us about how they met and why things were getting tense - it was a very interesting experience - I don't usually get involved in other people business either  - but sometimes , you're in a position where you feel like you have a moral obligation to say or do something - if we called the police I don't know how long it would have taken them to get there  -  but it seemed like something that couldn't be ignored at the time.

Some tenants are just awesome and have the moral compass and responsibility to know that their landlord is  awaiting payment and that they must be on time.

For me personally, are there any moral strategies that one can employ to use something like this to my advantage? 

The standards you are held to as a licensed agent are decent moral standards.
