I know they will not as this guy is extremely mentally unstable and getting his fix constantly.

Once you exhaust your capital you can take inventory of opportunities and determine when is most appropriate to add debt to recapitalize yourself.

As for people who piled and overpaid in a small handful of markets based on herd mentality and "only invest in vacation markets" advice, yeah, I agree with this post.

@Ahmed Habib wholesaling works or there wouldn't be so many people doing it; I agree with some of the others; you need to approach sellers with a 'problem-solving' mentality; if you focus on helping the seller with their needs, you will have much better success.

It's exhausting talking about this.An LLC is useful for two things: anonymity and legal protection.

Yes it is evolving and I wasn't exhaustive but my point was the OP has a different setup than an apartment or STR.   

After exhausting all avenues to cancel my policies with them, it finally took a letter threatening that I'd file a formal complaint with the state's Attorney General office to get them to cancel my policy.
