We have considered doing airbnb and switching to nightly rentals, the cashflow would be better but its also a lot more work and expense as we would have to schedule cleaners and do more laundry service.

You might want to find local rei meetups to meet people in your market that are doing deals. 

Typically they would require your numbers up front, rehab with a schedule of "draws".

Although this would add a few weeks to the schedule. 

From there it's running a schedule and taking responsibility for my actions.
