The building is newly rehab and it's my tenants on the 2nd floor and my buddy who's lodging in my unit is basically paying for the mortgage, property tax and PMI.

Once you lodge your first Tax return and get a ITIN number this is what you will use in place of the SSN. 

If you're renovating a place 1200 miles away, and you want to do the renovations yourself, you'll have to factor in the cost of travel/lodging, car rental, etc.. and then on top of that, you'll have to worry about 2 states taxes laws with landlords..
