I was just hoping to transition it into LTR and since we have newer furniture that fits the space well, it just seemed a shame to sell it all to do an unfurnished LTR, but again, I'm having a hard time understanding how logistically some of the details are worked out with that with furniture involved in an LTR.Thank you again for the support!

There is so many ways it can go wrong and being a greater negative for parties involved. 

I've never done one personally but my understanding is it involves the home being put into a trust, with the sub2 purchaser buying the trust from you.

Going this route is more involved and that makes it more costly too.

There's many other options in real estate such as syndication and note investing depending on your level of involvement. 

I read the fine print and found that the 90 day guarantee and how to get the $1,000 invested back involves actually sending him 2 qualifying deals.

As others have said, you will get lent more money usually with rehab involved than on a straight acquisition loan.
