We buy at a discount and pledge our legal right to collect the debt (a collateral assignment agreement) as the collateral for the private capital loan we take out, which is backed by the value of the real estate securing the 1st loan.

First of all treating rental income as a hobby is a very bad idea. 

Ideas such as what are  Very focused certificates or training that young people can do in order to get a base income very quickly. 

I want to work my way into anything full time because I have a decent job now but eventually i want to have real estate/construction replace my income. 

Currently, I own a restaurant in Florida that’s generating a decent income.

They have come to me about buying the home but I have a collection account about to fall off my credit in a few months so I am not sure I would qualify (in addition to my income may not be high enough).Are there any workarounds to maybe purchasing the home?

I do not have the capital for the property to pitch in, so I plan to use the investors money to secure the property.The interest rate that I will pay the investor is 5% for up to a duration of 20 years.
