It's a fairly unregulated space (charging grandma $750 to puts around for 3 hours, after moving the old box from the horizontal sensor, which was the only problem with the garage door to begin with), so some combination of carefully reading reviews (you have to actually read them to make sure it's not 200 fake reviews), and maybe not giving them the full contract all at once, is in order. 

You can still use a property manager for on-site tasks, but your own activities—like managing bookings, marketing, and bookkeeping—must be well-documented and exceed the property manager’s time.It’s important to carefully track your hours, especially if you’re managing remotely, as this can face additional scrutiny from the IRS.

Take care of the hard job first.  

One thing to be careful with though is that if you go the personal loan route, you need to ensure your DTI is still fine and you will still qualify for your VA loan assumption AND the second mortgage.

So I want to be careful to not stretch her too thin.  

And all properties need to be managed and supervised numerous times per year; giving residents the idea that no one is watching and/or no one cares will be a sure recipe for disaster.

That said, you deserve a management team that treats your properties with the same level of care and attention as they would for larger clientsI’ve heard from other investors that finding a great PM company can be a game-changer.

The only thing that I really care about is room on the deal.

Foundation issues are very very real there and can really destroy returns if not careful.
