personally I want to add 1 bed and 1 full bath and make a large, finished gym. but should I add another bedroom and have no gym?

I'm currently working on learning and gaining experience in real estate, aiming to make that happen sooner rather than later.

I wish I had seen this a lot sooner. 

If you previously bought a primary using an FHA loan..there are some exceptions that you could obtain a new FHA loan, usually within 12 months of occupancy and some extenuating circumstances that could allow for sooner.

I'm working up a business plan now would love some more thoughts and opinions.1) Who give grants for this kind of thing2) I have checked with zoning, I'm thinking about doing something like a Affordable daycare, Offices for Native American Council (Building does have cultural significance), Grounds for Pow Wows and redo the gym in there for community event. 

But again to me, I'd rather accumulate more properties sooner that might break even than have only one property that cash flows a few hundred.

The sooner the better! 

If there's not much else "wrong" with the property (or if it's relatively new), you might choose to go ahead and pay a plumber to get it over with.Definitely use polybutylene pipes as a "negative" when negotiating the purchase price.With inflation, tradespeople retiring, and the growing population moving to the area, it might well be less expensive to have them switched out sooner rather than later. 

My thinking is that since the basement is an illegal unit, we'd put in the lease that the garden can be used for rec space/gym/office space but not as bedrooms, no one should live there/sleep there. 

But the sooner we recognize that the better it is for everyone involved.
