They often think they're getting a good deal and tell their friends they got a good deal, when they really left money on the table unknowingly.

If I wasn't able to get the cash together, using a private lender would've been a good option.

Which is a good reason for full disclosure of ramifications and consequences.

Hey @Brett RiemensniderThere are a TON of banks/credit unions that will offer as low as Prime on a heloc on your primary residence.

Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too.

We approach each eviction the same way and have our playbook every time a resident gets behind on rent. 

Those deals are rare and starting off with such a good experience is amazing.
