With some of the ones you wanted to put in a low ball offer, what did they end up selling for and how long did they take to sell?

If that is the role you are looking to file I'd think you would be paying between 5-10% of project cost.If you are actually looking for this PM to hire subs, write contracts, schedule, order materials...essentially acting as a GC....I would expect you to be paying between 15-25% of the project costs.I can't speak specifically to your market, but those are some ball park percentages based on my experience here in Chicago.

I send a tree contractor as I live far away and my local Property Manager has been dropping the ball on significant maintenance items lately and I have decided to bypass him on this one while I figure out what to do long term for maintenance.

Now dumping another 100 grand into the house could possibly put you behind the eight ball . 

They just say something via email without much context.That is a good point so I can better understand what will get the ball rolling.

Pushing your wears on an new person who just asked a question is pretty low ball.
