When searching for agents you can use key words like- "mobile home park" to filter up agents that might have some experience in the field your looking in. 

see if you can get a copy of your local realtors association monthly magazine, you will sometimes find advertisements from some smaller brokerages looking for agents, they will be a little more flexible with part time agents. by the way, your full time agents seem to work part time hours.

For international real estate business: look for agents who are truly working international.

I got my license for MLS data and for flexibility of getting inside of homes without waiting for agents.

Theoretically you can do open houses on HUD homes regardless of who has the listing, but I have never seen it done before (which doesn't mean it's impossible, but I would clear it with the listing agent first).Start a email campaign for agents in other cities asking for referrals.

In NJ (and probably everywhere else), the old expired listings stay on the MLS for agents to look back on & show their clients.
