see if you can get a copy of your local realtors association monthly magazine, you will sometimes find advertisements from some smaller brokerages looking for agents, they will be a little more flexible with part time agents. by the way, your full time agents seem to work part time hours.

Theoretically you can do open houses on HUD homes regardless of who has the listing, but I have never seen it done before (which doesn't mean it's impossible, but I would clear it with the listing agent first).Start a email campaign for agents in other cities asking for referrals.
