I intend to invest in a 3 BHK single family rental, around 2000-2500 sq ft and good school district in the Houston suburbs of Cypress, Katy and Sugar Land.Looking to connect with investor friendly agents with knowledge about the region to get an understanding  and initiate conversation.

Local you can leverage your local knowledge about areas gentrifying, or large zoning changes (midway district, city of San Diego ADU bonus program, etc), or large funded development projects (Chula Vista bat front, etc). 

I did connect with the district attorney and I am also speaking to him as I have also connected with other investors who got screwed over.

Or if it's in Chippewa/Black Hawk school district (still has Beaver Falls postal address) it's in a great school district and worth looking into.

There are plenty of block that are still rough you can't sugar coat that, but projects such as the Pennovation Center and the Bellwether District are set to bring tons of new jobs and value to the area.

I'm buying the house for cash flow purposes and don't want to sell for awhile.House has good school district and good area overall.

Tenant needs a letter confirming resicencey for the school district, because they do not accept a lease that's older than 12 months.I have to say, I love the spirit of the cinder block guy ;-)

It really depends on the location and school district.

We chose this home as it located in a limited commercial district which means it can house, both, office and residential units.
