Investment property financing is all we do and we beat most peoples rates and we are not even close to 5.0%. 

Unfortunately, it's near impossible to find anything over 10% cap rate and 10-20% CoC return... even in the midwest, you won't find anything like that.

If we changed the metric to absolute value, not percentage, not sure Detroit is even on that list.

Not considering it will take years of perfect rental with no vacancy or capex just to “break even” with where they are today. 

Even then, it's tough because that property is out there for the world to see.
