The original Idea was to convert the storage unit into a J-ADU, but since we don’t plan on being here after the garage conversions are done, the owner occupancy requirement for JADU will not be satisfied.

Seller financing, they don’t want to pay taxes, if you live in the area use the 2 out of 5 year tax free gains as primary residence later, don’t rent or lease for housing- rent storage space where they can live.

Coming from out of country it is one of the few options.A hanger to me is a creative development that mostly would be recognized by pilots (such as yourself)I like how it is basically a storage unit but little chance the tenant will abandon their plane for missed storage payments.
