So, you'd better know how to solve at least some of the problems that are typically encountered by a prospect. 

I'm in a career where I constantly meet all kinds of people and the encounters I have with people involved with real estate are always the most inspiring.

This is what I am encountering, in the current Mortgage Industry.

As Jay Hinrichs has encountered, there are a lot of con artists on this site.

Most challenging deal I've encountered due to having virtually NO records from seller; so please don't ask what the cap rate was!  

The reason I am skeptical of 0 down companies is because I have encountered several clients in the past few months who lost money to phony lenders. 

@Michael PInter, what type of difficulties did you encounter?  

You will hardly ever encounter any serious tenant payment issues, evictions, damages, etc.Let me know if you'd like to see a deal analyzer which breaks down the numbers and I'll send it to you.

And also based on my experience, podcasts done by Josh and Brandon helps a lot on seeing obstacles, mistakes encountered by other investors then solution how they get around with it.
