You want an LLC for ease of administration, trusts are kind of annoying as they can act as their own taxable vehicles as opposed to single-member or pass-through entities that an LLC can provide.

Conversely, some nurses might want to "get away" from where they're working and drive up to 30 minutes away in order to enjoy a more rural, quieter rental.Safety, furnished, and ease of getting to/from work, closeness of restaurants, and "not like a hotel" types of properties are what I would look for in a rental.Would love to hear more about your real estate journey as it progresses!

I always gave in for ease and the fact I had a physical number, but when you looking at the cost per fax it is exorbitant.Today I received an email that stated my service cost was rising to $160 and they billed me on the same day.... umm no!

@Nicholas Pisano real estate investing is a long-term game, not overnight.Have seen many newbies jump in a buy several properties, then when things don't go according to their unrealistic plans, freak out and sell at a loss.A past client is doing that right now - they bought 5 properties from a high-pressure agent, hired us, micro-managed us to try to meet their unrealistic expectations, terminated us and hire another PMC to "save" their portfolio and went that didn't work out, are now selling 3 at a loss.

It's also an old city with some geographic constraints to new development...if you're close to public transit in a good location, there's always going to be upward pressure on price (and rents) and limited supply.
