Clackamas county (slightly less expensive) or Washington county (intel,Nike,Apple,Microsoft) these tech companies have increased the cost of living and house prices  (it’s higher than downtown pdx) but the neighborhoods are good and safe. 

I know there are some in Dallas proper closer to downtown, but I was curious if they existed in the more suburban/urban hybrid areas like Lewisville or Plano (though I'm pretty priced out of Plano for now).Thanks for the help!

When I was in Nashville, Tn, last I counted 16 construction cranes in downtown areas, big growth is going on there. 

You can never know 100% but if you see businesses, company offices, increasing traffic, proximity to a desirable neighborhood or area (beach, downtown, etc), odds are it will help.

But land within 10 minutes of downtown Austin is where the real value lies, so the prospect of getting such a large plot for cheap is triggering all these "what-ifs".

I was looking into Pittsburgh area close to downtown area or mechanicsville.
