I would recommend working with a local agent as well as having a real estate attorney review the financials and association docs.

We have submitted docs to a couple lenders.

I spoke with them more, received their requirements and flow doc, and have the sheet ready for enrollment and payment info.  

You will need a minimum of 7 days to close though as it takes a couple of days to complete the inspection and order title/insurance, get docs ready etc.. 

A closing / title company can handle the transaction but may want to get a lawyer to draft the documents.Assuming you are buying in your name and not a LLC - if a LLC then there would need to be additional docs like a authorization for LLC to borrow $ etc

Because most people's goal as a landlord is passive income, which does not mean waking up at midnight to replace a leaking water heater.

It costs the same when I need a plumber to come out to repair my leaking sink.

For our clients, we separate repairs into catergories: 1) Health & Saftey - highest priority to avoid lawsuits2) Property Preservation - don't want a $500 water leak repair to become a $5k repair later3) Government Required - for city & S8 inspections4) Marketing Negative Impact - who wants to rent a "purple" house?
