Hey Paul, I've done a few of these with buyers moving money from California to the Detroit market. 

Being in the Austin market gives you a great advantage since it’s such a hotspot for investors.

In many markets section 8 is higher than market rate. and investors need that extra return to mitigate the risk of sec 8 tenants generally speaking.

There are markets in Michigan where deals still pencil thankfully.2.

For example, you might choose to take a blanket mortgage covering all properties, BUT perhaps the market softens and later you wish to sell a property.

I have a small team but work 3 different markets.

Despite rate cuts, we aren't seeing the lending market agree with their expectations on inflation.

I'm in Phoenix and obviously you can see that there are so many people moving from the west coast states out here to a cheaper and better weather market.
