A potential concern of renting to military as that we are able to legally break a lease if put o military orders (I.e. change of assignment or deployment).

However, educate yourself at least enough to know the concepts before deploying your money.

We are more likely to see a much more "normal" deleveraging.What I have noticed is a lot more private money is deploying into real estate again relative to the last five years. 

So far it's been working great...covers my monthly nut so basically living for free.Right now I have about $360k left at 4.3%I have about $170k in cashWas thinking to use some of the cash to either invest or perhaps pay down some of the mortgageBut...this sweet house for $650k came on the market - it also has a main living area and a carport that can be rented out for $1500/mo or so.So I'm thinking if I deploy 20% into that I can live in the 2nd house and the cashflow from the other house + side rental should cover it all.Do you think this is a good idea or given how hot the market it is would it be safer to just pay down the first mortgage first?

@Ryan Blake Just google " uber air taxi" or "from drones to autonomous cars and flying taxis, TechCrunch's Tel Aviv 2018 conference had it all" or "Uber just unveiled a prototype of its futuristic air taxi" all interesting articles with time frame for deployment btw 2020 and 2023. 

I do wish I had some insight onto the market on Oahu, but I was pretty much eating Ramen and sitting in the field or deployed so not much help.It may help others if you have the fees associated and property management fees so they can calculate.

The HVAC company that installed the new unit isn't being very helpful and I'm deployed to the middle east making it difficult to look into things myself.Thanks!

That deployment money makes for a good down payment.

A little background:I'm currently deployed over seas, I'm actively looking for a way to make the most out of the capital that I'm accruing while I'm out here.. especially since i don't have any living expenses at all (perks of being single and deployed!).
