And I would agree with you about walking in daylight but I don't think I'd walk in the dark to those hospitals unless it has changed a huge amount in the last couple years or you are say across the street from one.

I don’t think I’d do a STNL NNN property as the cap rates are still quite low, and it’s an all or nothing bet…and there have been plenty of formerly “solid” STNLs going dark left and right, and in all sorts of decent markets.

If you are not dealing with a national tenant the tenant could never open, go dark in 1 year, etc.

Poor people live in those areas and are generally minorities, people of color.
