If the $63,750 comps are from recently sold properties and your appraisal is an actual appraisal, then you know that you have to base your figures on the comps that the properties are selling at, and not on the appraisal.In that case, here is the formula I use:ARV $63,750x70%= $44,625-$15,000 REPAIRS-$3,000 CLOSING FEES/INTEREST & POINTS-$6,375 PROFIT-$1,912 COUNTER OFFER MARGIN(ROOM TO MOVE WITH BUYER)MAX PURCHASE PRICE= $18,338Whatever your max purchase price is, in this case it's $18,338, do not offer anything over that.
