@Craig Curelop is a great resource to assist with this as he is in Denver and wrote the book on house hacking for BP.You are a little numbers heavy vs. expectations meaning that it seems like you are really counting on these numbers to work and they could be tight which can be scary for a first property.

Our Hard Money lender will cross collateralize at 10% down and the other 10% equities in our properties. 

If the payment(s) reported on the credit report is less than the threshold payment calculation above, in order to count the lower payment, the loan file must contain a statement from the student loan servicer that reflects the actual loan terms and payment information for each student loan(s).

I would defintetaly be living on an island somewhere counting money. 

Truthfully I haven't compiled a list of the list of the number of total units being built for all cities, but when I would see the lists of the top 10 that Jacksonville was on as a percentage, many of the other cities had higher unit counts as well, like Nashville, Phoneix, Austin, etc. 

Now it used to be if you got a job with the government and could count on a fat pension then life could be good and with a few rentals excellent.

We drive two Tesla EVs, so if we count in the $ delta we saved from gas $ to charging at home, our projected ROI on the total system (~$40k post rebate) is about 8 years.

Then, the home appraised at $205,000 without counting any additional value for the basement space. 

Keeping myself informed and fingers crossed, as that feels like about all I can do at this point in time.
