Not sure if this will go against the culture here but if I read correctly and you are considering tying up your primary residence to an investment property please reconsider leveraging the home your family lives in. 

However generally from working with 2-3 other PMs in the west coast, I am 100% fine paying more of a premium each month for a PM that is transparent and is able to give more time to communication.

Made sure to check the ledger and T12 to ensure that the tenant was qualified correctly before purchasing the property.
