Had a neighbor (retired from Minnesota) who does home construction and real estate stop by to check out the bulldozing to see if he had any recommendations. 

@Blake Kirby the new construction is mostly SFHs on the far outskirts, or "luxury" apartments and/or condos as infill projects.

The issue why most wives don't like this strategy is because they have to move into an ugly home that will be a construction zone for the near future and they have a hard time looking past that.

Depending on the construction, you have to do major upgrades on electric, plan for plumbing for apartments which may not be permitted in the area for the sewer or septic.

But there is a lot of new construction and rehabs.  

I love new construction for that very reason.

Our state is currently pushing the construction of ADUs, perhaps the easiest and cheapest way to add additional housing.

There's been a tremendous amount of new home construction in our area, even before Covid and the new houses have very small yards with no parking besides their 2-car garages.

Metal is competitive with lumber construction cost.
