Our current plan is to install VTACs for heating/cooling, or vertical terminal air conditioners, in each unit (GE Zonline, see here http://www.geappliances.com/ge/zoneline.htm), sub-metered to each tenant's electric meter.

Washers, dryers, refrigerators, stoves, hot water tanks, air conditioners, heaters, dishwashers etc.

Fast forward about two months in, the evaporative cooler is replaced with two window mount air conditioners and our electric bill nearly doubles.

Account ClosedHave you confirmed the tenant had truly shutdown all equipment and didn't leave something operating (air conditioner, ceiling fans, refrigeration, etc)?  

However I recently becam a landlord and we need an Air Conditioner installed in the unit.  

Almost all tenants use window air conditioner units.  

Only thing I do with air conditioners or roof top units is belts, motors, filters and the odd cleaning of an igniter.

That would barely replace carpet or an air conditioner in a single unit.
