@Kang-Li ChengI cannot comment on this specific company but we buy loans from similar companies (both performing and non performing) and I Can say the consistent component to these companies is they are horrible at underwriting and write loans to collect the points / fees but many of the loans we see we cannot believe they gave that person a loan.I am curious what types of returns they targeted as the invest in one asset model to me is very risky.

They are a young engaged couple, and we actually have a few acquaintances in common (a connection we discovered when they were moving in).

I was a residential real estate investor for well over a decade and I spent 3 years in commercial real estate before I discovered syndication.

But the best thing about it is that I own this amazing house with all brand new big components.

That said, the most money to be made in residential rental real estate is in C/D class housing in areas on the verge of becoming "discovered" and the influx of residents and investment money driving up prices (the equity that makes you rich).

They thought their business was a technology business with a financial component, not understanding that it was a financial enterprise utilizing a technology platform.
