There are far fewer foreclosures on the market than there where a couple years ago.As for finding rentals to put on the market you should comb through rental advertisement sites such as craigslist, Zillow and Trulia.

I wish there was a simple easy way I could tell you I figured out, but so far it's basically just combing through craigslist (after a while I've learned to tell which posts were just wholesalers and which were actual owners at a glance), consistent posting on facebook, calling off "for rent" signs, and a couple multi-family brokers I've bought lunch for (best investment yet!)

In speaking with numerous local property managers and some local investors, as well as combing through available 1/1 apartments for rent, I have come up with $600-625 a month being market rent.
