Hey @Julie Brangenberg - I have an AirBnB here in Chicago but never in specific college towns...I would tend to say that it's probably not the best location unless you have boots on the ground there.I could also see more damage being done in college towns, higher repairs maintenance, and shorter stays but that is honestly just a hypothesisIs there a specific reason you want to get into the STR space?

With this being my first, I took a little different approach with boots on the ground and got pretty fortunate with finding a local inspection service that has been awesome to work with!

Acquisitions team, renovation crews (fully licensed and insured), Property Management, and a Real Estate Investment Brokerage in case you ever decide to sell.By teaming up with a solid firm you can mitigate your risk and have some "boots on the ground" that have your best interest in mind.  

"Short term" is higher maintenance, of course, and requires "boots on the ground" on a routine basis.

Consider hiring the VAs to handle cold calling, freeing up your schedule to interact exclusively with motivated sellers in real-time, and look at other channels like direct mail, text, SEO, and boots on the ground networking. 

Obviously it depends on size but I have repainted plenty of units for around $1000.00 or less in California to boot.

Hey Jerell, I would start with something either turnkey or light value-add, so you can start forming your boots on the ground team with less pressure and risk.

Investing OOS without an agent or boots on the ground team sounds like a nightmare.
