I do like the large white linen looking tiles, but stone hides flaws.

My friend is a Cody Sperber clever investor student he was trying to put me on to the idea I'm very skeptical and wanted to know if anyone has actually done one of these deals ?

We used to try and come up with every clever idea and they always had a reason to fall short and not make it happen which only frustrated us even more.A very experienced owner finally I guess had enough watching me fail that this and explained it to me very simply.

Play your hand in clever fashion.

To me it seems like just a clever way of law-balling your own seller, and hoping that someone buys it at the higher price and you earn a commission.  

Clever investor figures he's found a good building to buy because it has a 10% capbut he is figuring he will borrow a HML of $84,000.00 to put a down payment down then he will get an owner financing deal for the remainder, $236,000.00.

I am looking for some advice and guidance from all you clever investors.

I think @Chris Mason probably has the best info, but in general, you'll just have to get clever to find those banks or lenders or whoever that will do all of that.

I'm not talking about little bumps in the road that just become points of negotiation, I mean something where one business type guy thought they were being clever and were caught that were cause for legal actions.
