You might need to use a 2nd cell phone. 

Each letter has my cell phone number and I will be taking calls directly, should be intersting to see how this goes.I'm keeping track of mailings on separate lists (type of motivated seller) on an excel spreadsheet and plan to mail out once a month.

His health was declining due to cancer and he'd called one of our "We buy houses" ads, wanting us to buy.  

Cancer with our daughter-in-law and 2 pets slammed us financially.  

I think there is a price break somewhere that divides the tenant pools; oddly enough, try raising the rent just a bit to pull it over a line (for instance, from $795 to $825) to see if that changes the nature of interested renters.And the phone number isn't my personal cell #, it's a Google voice number that will play a message, accept texts, and forward all texts and calls to my email.

The last wire I got was delayed until a title person could get hold of me by voice (cell phone), he made me pull up and verify who I was, bank wire instructions, etc.I'm not so sure about this wire stuff anymore. 

These would be things like business mileage on your personal vehicle, a home office, maybe your cell phone and internet, etc. 

I always self-managed, good salary job that I could take off from as long as people could reach me, this was prior to cell phones.
