I am a beginning investor in the Buffalo NY area and would greatly appreciate any networking with seasoned investors.  

Except that's not right in the case of newly invigorated Detroit, which like Cleveland and Buffalo, has seen population drop continuously for a generation.Anyway... markets can justify long term price appreciation, above the rates of net migration (population) gains, incomes and inflation, when intrinsic values increase. 

If I were in my twenties I would be headed to Buffalo, Columbus and other spots where you can buy a house, find cheap commercial properties and make a mark fast.  

Seller financing is like a white buffalo to a lot of agents.

You can find cash flow in Indiana or  Memphis or Cleveland or Buffalo and make $200/mo per door (unti the cap ex hits) or you can house hack a 4 plex in a good location in Sacramento for 3.5% down,  have your 3 neighbors pay the 3.5-4% note, live for free until you are ready to upgrade, keep the write offs and pick up 5%+ per year in appreciation (with the right location).

@Kevin Moules,Yes, the BRRRR Strategy will actually work well here in Rochester, NY and surrouding area like Buffalo and Syracuse.
