Its a end unit, 3/2.5, 3 lvl TH with a garage, deck and fenced in backyard.  

A cosmetic related problem is that the tub is not centered in the tiled deck; it's much closer to the far wall than it is to the front of the tub where a person would have to enter.

We are building a new deck as well, small deck that’s only four foot high.Painting, crawl space, sheet rock work, tile for kitchen and bath will all be subbed out.

The pitch deck will also get crafted alongside in anticipation for any investors that want to give a nobody like me a chance.I was thinking that with my lack of a track record, I can hopefully make up for that with presenting an actual deal rather than a fund's unknown future for example, as well as credible firms crafting the financials, PPM, and due diligence documents. 

My last attempt was no exception, seller wanted 5 day inspection on what was billed as primo condition 20 year old property, he blessed me with a 6.5% cap rate and "misstated"Expenses, followed me around during inspections telling me over and over how the neighbor next door is ready to purchase if i dont, never mind the failing brick siding, lack of house wrap, broken, non working windows, rotten decks,etc,etc.BUY IT NOW ask questions later cause there are 10 people behind you who will be happy with making zero for 3 years!
