In our observations it's because most tenants live in the moment and do NOT prepare for the future.

It’s a great moment to explore what's out there, weigh options, and go for the best fit.For sellers, a slower pace might mean adjusting expectations, but the demand remains steady.

I am a little intimidated by exploring other markets at the moment.

There is no indication at this moment that wholesaling will be outlawed in MD.

The waterfront area downtown is beautiful for as far as the eye can see in both directions.As remote work takes hold and knowledge workers look to escape Seattle, I can definitely see it becoming an Austin-esque city in the PNW.

The biggest challenge is all realtor appraiser are an in the moment snapshot. 

This is their leverage (the beauty of real estate!)
