I haven't looked into the area codes and what those area's are like but it doesn't seem any direct information on where this company invests is in this thread so maybe someone else can take it further. 

Though the property and surrounding areas look nice in the pictures, the doors and windows has bars which concern me.I am just starting our my RE investment journey and all help is greatly appreciated.

The plumbing industry has so many different type of materials and codes that most customers simply don't know what to buy and get frustrated after so many trip trying, because they keep buying the wrong thing.

@Akil MitchellFrom my experience, when buying a property, it's crucial to assess local building codes, potential de-conversion costs, and permit requirements.

Do you want to build it to code and get it approved by the county? 

I am specifically looking at zip codes 76543 and 76549.

Essentially, a 1031 exchange is that neat little trick in the U.S. tax code letting you swap out one investment property for another “like-kind” property, all without taking a tax hit upfront.

Most of it will be DIY with inspections to make sure it's to code.

Because these communities would be in smaller towns and rural communities, the licensing jurisdiction is the county, meaning that code requirements are more often vested in the fire marshal and are less onerous than city requirements for the buildings and the site improvements.

I am thinking I'll have to set aside expenses to redo the wiring, plumbing, etc and bring them upto code.
