Make sure you have a backup plan (ie STR rental, remodel the units to build equity in the house and sell, stay longer than 1 year, etc).

For me, I would just wait as a buyer until it falls out of contract then go in and buy it, or call the agent and be like "hey you know its a wholesaler who has it under agreement".... or simply put in a back up offer  I instruct my clients to do this all the time.. many times they move into first position when the first buyer flakes.. back up offers are the way to go.. in this situation.

Cleveland was hammered in 2008 and prices are getting back up (in some areas) where they were at in the early 2000's (Shaker Heights, Cleveland Heights etc.)Other pockets in the city that were historically distressed are now seen as areas to collect cash flow as investors are renting them out via long term as the cities rental population is nearly 3/4's of the population.
