Unless you have a very high maintenance tenant or tons of old plumbing/mechanicals you can do really well by having an 'emergency list' of really good handymen, plumbers, hvac tech, etc.

Make sure you have adequate insurance -- everywhere including your autos -- so this never becomes an issue.

If not and you have different carriers for you home and auto insurance, see if the other carrier can do an Umbrella for you.
