On the other hand, I think D class definitely has its pros and cons and large equity creation can be a result from changing the atmosphere in a class like this, but you may be up for a challenge.

You can get pretty specific, but I would also say we would need to see what you personally would want in a home/location for your personal use, but my suggestions would be:1) Boise Bench (Great access for STR- Airport/Hospitals/Central Location) 2) North End ("Old town" feel, great atmosphere, but pricey) 3) Caldwell (Indian Creek Plaza is growing exponentially, and College of Idaho- most affordable option)

The atmosphere was very similar to today; risk on approach, frothy real estate market everywhere, lots of money chasing few deals in real estate, low number of days on market, record prices, etc.
