After no other rehab than a couple of new windows & a $10k new roof (5 layers of cedar & asphalt tile) we sold it in 2005 for $78k @ 12% & still hold the note.

Certainly, you're more likely to get something truly underpriced if you are pounding the pavement for your own leads rather than relying on a broker (there are examples of people on BP doing this).

The contractor inspections always include electrical, plumbing, and septic/sewer (to address the underground infrastructure) but also can include pool, home inspections, asphalt, and more, depending on the park.

To his credit these properties are located in a historic district and trying to do much to the exterior other than painting, planting, and pavement is next to impossible.
